Basic guidelines applying to most of our rentals. If you have questions, please do not hesitate to contact us.
Most require a one years lease, although we can sometimes accommodate a different time frame. They all require a completed application (application fee $35 per adult), copy of driver's license. Approved pets are acceptable in all rentals. There is a pet deposit of $125 per pet, and a one-time pet fee of $125 non-refundable. All acceptable pets must be house trained and neutered. We do not accept new puppies. We prefer rentals to be "non-smoking" inside, however if you do smoke any smoke damage will be deducted from your deposit. All rentals require a security deposit equal to the monthly rent. In general we only allow two people per bedroom, although we may allow a small child in a one bedroom unit. Generally, tenants must be 21 years old, good employment history with sufficient income so that housing expenses are less than 40% of income, have good credit and rental history. Student loans, etc. count as income, however most students, and other applicants under 21 will require a co-signer. Of course, there are always exceptions, and we will be happy to discuss your individual situation with you.
In most cases, we do accept housing vouchers, and will work with the Housing Authority to expedite your paperwork.
We can furnish any unit at a slightly higher monthly rent. Some units can be rented from month to month, or shorter lease, for a slightly higher monthly rent. Please contact for more information.
